Joinery & Carpentry in Cornwall — Bespoke + Structural
Structural carpentry — roof timbers, floor joists, stud walls, RSJ supports — alongside bespoke joinery for fitted wardrobes, shelving, staircases, and built-in storage. L W Construction handles both as part of larger builds, and standalone for fitted joinery projects.

Joinery and Carpentry — What They Cover
Carpentry covers the structural timber on a build — roof rafters, floor joists, stud walls, the structural elements that hold a house together alongside the brick and steel. Joinery covers the fitted work — staircases, doors, frames, skirting, architrave, bespoke wardrobes, shelving, fitted storage.
Most carpentry on our builds is done as part of the larger project. Joinery can be either part of a build (fitted wardrobes during a loft conversion, bespoke storage during an extension) or a standalone job (replacing a staircase, fitting wardrobes in an existing room).

Types of Joinery and Carpentry We Do
Roof carpentry
rafters, purlins, ridge boards, joist hangers, roof trusses. Done on every new build, extension, and loft conversion.
Floor structure
floor joists, blocking, decking. Floor strengthening in loft conversions to take living loads.
Stud walls
non-loadbearing internal walls. Studwork, noggings, plasterboard fixing.
Staircases
replacement staircases, new staircases in loft conversions and extensions. Building Regs compliant — rise, going, headroom, handrail.
Fitted wardrobes
bespoke or modular. Sliding-door or hinged-door. Built to room dimensions, not flat-pack.
Fitted storage
under-stairs cupboards, alcove shelving, built-in benches, utility-room storage.
Architrave + skirting
second-fix joinery on every build. Mitred corners, scribed to walls.
Door hanging
internal doors, frames, ironmongery. External doors too on extensions and new builds.
Window frames + sills (where applicable)
most modern windows are uPVC or aluminium-clad timber prefab, but bespoke timber windows on heritage properties need traditional joinery.
Benefits of Properly Done Carpentry and Joinery
A roof structure that doesn't sag.
Correct timber size for the span, correct fixings at junctions, correct trusses — roof failures usually trace back to under-sized timber or the wrong fixings.
Floors that don't bounce or deflect.
Joist size matched to span and load, with noggings and strapping where they're needed.
A staircase that passes inspection first time.
Going, rise, headroom, and handrail height all to current regs — we've done enough loft staircases to know what passes first inspection.
Fitted joinery that actually fits the room.
Walls in older Cornwall properties aren't square, so skirting is scribed (not just cut at 90°) and wardrobes are built to the room's real dimensions.
A clean second-fix finish.
Mitred architrave corners, scribed skirting at floor level, no visible fixing holes — pin-fixed and filled.

What Drives the Cost of Joinery and Carpentry
A stud-wall partition is a low-cost job; a basic softwood staircase or a run of fitted wardrobes is a low-four-figure job; an oak staircase or a premium sliding-door wardrobe run costs more again; and the roof timber structure on an extension is priced as part of the wider build. Rather than quote a number before we've seen the job, here's what moves the price:
- Material and finish — softwood and MDF are the most affordable; oak, hardwood, and premium veneered finishes cost more.
- Bespoke versus standard — fitted wardrobes built to your room dimensions take more time than off-the-shelf units.
- Scope — a single stud wall or staircase versus whole-house second-fix joinery.
- Structural carpentry — roof and floor timbers to the engineer's spec, usually priced within the wider build.
- Site conditions — older Cornwall properties rarely have square walls, so scribing and fitting take longer than on a new build.
We give a clear, itemised fixed-price quote after a site visit.

Frequently Asked Questions
Do you do bespoke fitted wardrobes?
Yes. Fitted wardrobes designed to your room dimensions — hinged or sliding doors, MDF or solid timber, painted or veneered finish. We measure on site, design to your specification, then build and install. For premium cabinet-maker-finish work, we bring in a trusted Cornwall joiner.
Can you replace an existing staircase?
Yes — it's a common loft-conversion or modernisation job. A new staircase needs to meet current Building Regs (rise, going, headroom, handrail). We can match the existing style or change to a new design. A basic softwood replacement is a low-four-figure job; an oak or premium staircase costs more, depending on materials and complexity. We give a fixed-price quote after a site visit.
Do you do timber roof structures?
Yes. Cut roofs (cut on site) for traditional pitched roofs, trussed roofs for larger spans, ridge and purlin construction. Floor joists, ceiling joists, all to engineer's spec where required. Roof carpentry is part of every new build, extension, and loft conversion we do.
Can you make bespoke timber doors or windows?
For bespoke timber windows or premium hardwood doors, we bring in a specialist Cornwall joiner we work with regularly. Standard modern doors (internal and external) we hang ourselves with frames, ironmongery, and weatherproofing as part of the build.
How much does joinery or carpentry cost?
It depends entirely on the job — a stud-wall partition is a low-cost job; a basic staircase or a run of fitted wardrobes is a low-four-figure job; oak staircases and premium wardrobe runs cost more; roof and floor carpentry is usually priced within the wider build. Rather than quote a number before we've seen the job, here's what moves the price: material and finish, bespoke versus standard, scope, structural carpentry, and site conditions. We give a clear, itemised fixed-price quote after a site visit.
Will the work be messy and disruptive?
Carpentry is less dusty than plastering but there's cutting, fixing, and offcuts. We sheet up where needed, keep the work area tidy, and clear offcuts and packaging as we go. Fitted-joinery work is usually contained to one room at a time, and we sequence around how you use the house.
What deposit or payment schedule do you work on?
For standalone joinery — fitted wardrobes, a staircase, second-fix — we normally take a deposit to cover materials at the start, then the balance on completion once you've checked the finished work. Carpentry that's part of a wider build sits within that project's staged-payment structure. No large cash sum up front.
