The Falmouth conservation area is one of Cornwall's largest urban conservation overlays, and the surrounding AONB (Cornwall AONB — Roseland and Helford sections) tightens the planning bar on rural-edge plots. Listed-building consent is a separate process from planning permission — sometimes required even for internal alterations. We always recommend getting your heritage statement and planning consents lined up before we cost the build, because the design constraints frequently change material specification (lime mortar instead of cement, natural slate instead of concrete tile, timber sash windows instead of UPVC). We're comfortable working to those constraints — they suit the property, and the planners are far easier to deal with when the build matches the consented drawings.
