Driveway and paving installation is the construction of a hard-surface area for vehicles or pedestrian use, built on a compacted sub-base with proper drainage. In Cornwall, that means excavating the existing surface to 200-300mm depth, laying a minimum 100mm of compacted MOT Type 1 hardcore as a sub-base, then finishing with the surface material of your choice — block paving, tarmac, resin-bonded gravel, or natural stone.

Driveway Surface Options
Block paving
— Cornwall's most popular driveway surface. Interlocking concrete blocks laid to herringbone, basketweave, or running-bond patterns. Frost-tolerant, repairable (individual blocks can be lifted and re-laid), and visually attractive. 20-30 year lifespan with basic maintenance.
Tarmac
— fastest install, lowest cost per m². Best for larger driveways or commercial frontages. Modern tarmac uses polymer-modified binders that resist UV cracking. 15-25 year lifespan.
Resin-bonded gravel
— gravel particles bonded into a resin layer for a permeable, decorative finish. SuDS-compliant by default. 10-15 year lifespan, low maintenance.
Natural stone setts / cobbles
— Cornish granite, slate, or imported stone setts for a premium finish. Most expensive option, longest lifespan (50+ years).
Permeable block paving
— block paving designed with wider joints filled with permeable aggregate. SuDS-compliant where impermeable surfaces would need planning consent. Same look as standard block paving with regulatory advantages.

Excavation.
Existing surface broken out and removed. Excavated to correct depth for the sub-base (typically 200-300mm).
Groundworks sub-base.
Minimum 100mm compacted MOT Type 1 hardcore (deeper on soft ground). Blinded with sharp sand. This is the most important stage and the one most often skimped.
Edge restraints.
Concrete haunching or specialist edge restraints throughout to prevent lateral spread.
Surface laid.
Block paving / tarmac / resin / stone setts to your chosen specification and pattern.
Pointing + compaction.
For block paving, kiln-dried jointing sand brushed in and plate-compacted to lock everything together. Optional sealant applied.
Drainage check + site clean-up.
Surface tested for falls. Site cleaned. Old driveway material removed and disposed of.

How long does a Cornwall driveway last?+
A properly installed block paving driveway lasts 20-30 years with basic maintenance. Tarmac runs 15-25 years. Resin-bonded gravel lasts 10-15 years. Natural stone setts last 50+ years. The key factor is sub-base depth and compaction — a thin or under-compacted sub-base shortens any surface's lifespan. We use minimum 100mm MOT Type 1, deeper on soft ground.
Do I need planning permission for a Cornwall driveway?+
Usually no, but it depends on drainage. If your driveway is permeable (block paving with proper joints, resin-bonded, gravel) or drains to a lawn/border/soakaway, it's typically Permitted Development. If you're installing an impermeable surface that drains to the public highway, you may need planning consent under Cornwall Council's SuDS guidance. We flag this at the site visit.
Which driveway surface is best for Cornwall?+
Block paving is the most common Cornwall choice — frost-tolerant, attractive, repairable, and SuDS-compliant in permeable form. Tarmac is best for large driveways or budget-driven projects. Resin-bonded works well where SuDS compliance is needed without changing the look. Natural stone is premium and lasts longest but costs significantly more. How long does driveway installation take?+
A standard residential driveway (40-80m²) takes 3-7 days depending on the surface choice and weather. Block paving and natural stone are the slowest (more handwork). Tarmac is the fastest (machine-laid). Larger driveways or those with significant excavation, drainage, or feature work can take 1-2 weeks.
Can you install a driveway in winter?+
Block paving and resin-bonded driveways can be installed year-round as long as the ground isn't frozen and we have a weather window for the surface laying. Tarmac is harder in cold weather — modern asphalt mixes need a minimum surface temperature for proper compaction. We'll always advise honestly if a delay would produce a better finish.
Will the work be messy or block access to my house?+
A driveway is disruptive for the few days we're on it — there's excavation, spoil removal, and deliveries. We plan it so you keep foot access throughout and we tell you up front which days the drive itself can't be used (mainly while the sub-base cures and the surface goes down). We keep the site tidy, clear spoil as we go, and sweep down at the end.
What deposit or payment schedule do you work on?+
For a typical driveway we take a deposit to cover materials at the start, then the balance on completion once you've checked the finished surface and drainage. On larger jobs with significant excavation or drainage, payments can be staged against progress. No large cash sum up front.
