Property Renovations — full-house refurbishments of older Cornish stock, end-to-end across structure, roof, render, plaster, joinery and finishing.
Structural Alterations — knocking through, opening up, removing chimney breasts, internal load-bearing wall changes, all worked to structural engineer's calculations.
Foundations & Footings — standard residential strip and trench-fill foundations to depths typical for Cornwall builds (about 1m to 1.5m); deeper specialist work routed to a qualified partner.
Drainage Installation — new soil and surface-water drainage runs, soakaways, gullies, manholes, and connections to the existing site network.
Drain Relocation & Alterations — rerouting existing drainage to accommodate extensions, new builds, or driveway works without compromising fall or access.
Steel Beam Installation (RSJs) — RSJ supply, install, padstones and pocketing-in, always to structural engineer's stamped calculations.

Insurance-Scope Honesty
We list our services factually. Some work falls outside our standard residential insurance and we don't quote for it:
- Specialist deep excavation beyond 2 metres (piling, dewatering, sheet-pile works)
- Industrial chimney shaft construction (residential chimney rebuilds and repointing are within scope)
- Demolition larger than 2-floor private dwellings or larger than 4m road-or-sewer contracts (we cover smaller residential demolition only)
- Tunnelling, dam, water-diversion, viaducts, bridges, docks (not residential building scope)

Can you handle a job that combines multiple services?+
Yes — that's most of what we do. A typical extension might combine groundworks, bricklaying, RSJ install, roofing, plastering, joinery, and bathroom install. One contract, one point of contact, one fixed-price quote.
Do you do small jobs as well as full builds?+
Yes. Single-trade jobs (a garden wall, a fence, a bathroom replacement, a driveway) are normal scope. Smaller jobs can often start within 2-4 weeks of quote sign-off.
